SECTION I - PROPERTY COVERAGE

Coverage  A:   Dwelling
Dwelling coverage will pay for damage to your dwelling and attached structures.  This includes:  Materials on or adjacent to your location or somewhere else temporarily for the construction, alteration or repair of your house.  It also includes detached building items such as screens, storm doors or storm windows.  The limits show in this explanation vary from company to company.  You must check your own policy for the actual limits that apply

Coverage B:  Other Detached Structures
This coverage is for other structures at your address, which are detached from your house. Other structures connected to your house by a fence are considered detached.  There is no coverage for other structures used for business purposes.  A business is defined as and full or part-time trade, profession occupation.  There is no coverage for other structures rented to or held for rental to any person, not a tenant of the dwelling, unless used as a private garage only.

Coverage C:  Personal Property
This provides coverage for your personal owned by an insured while anywhere in the world.  This coverage also extends to property while temporarily away from your home address.  The limit for this off-premises property is up to 10% of this coverage but not less than $1,000.


SECTION II - LIABILITY

Coverage L:  Personal Liability
The company will defend you and pay any claim brought against you for damages because of bodily injury or property damage caused by an accident.  They will pay up to the limit shown on the coverage page of the policy.

Coverage M:  Medical Payments
The company will pay the necessary medical expenses that are the result of an accident causing bodily injury.  The accident must occur at your home and the injured person must be there with your permission.

LIABILITY EXCLUSIONS
There is no coverage under Section II for the following:
1.  Injury or damage, which is intentional by you.
2.  Arising out of the operation of  a business.
3.  Arising out of premises that are owned rented or rented to others  if not listed on the coverage page.
4.  Arising out of the ownership of motor vehicles, except for motorized vehicles used to service your premises, golf carts when used to play golf on a golf course.
5.  ATV's while operated off the insured premises
6.  Arising out of the ownership or use of watercraft with inboard, inboard/outboard or outboard motors except for watercraft with outboard motors less than 25 horsepower. This includes sailboats, which are 26 feet or more in length.
7. Arising out of the transmission of a disease through sexual contact.
8. Arising out of sexual molestation, corporal punishment or physical or mental abuse.
9. Personal Injury.

Understand Your Homeowner's Policy...
Coverage D:  Additional Living Expense
This coverage will pay for  the reasonable increase in living expense necessary to maintain your normal standard of living while you live somewhere else.

Coverage E:  Additional Coverage
1.  Trees, Shrubs, Plants and Lawns:  The company will pay up to 5% of the amount of insurance on your house, but not over $1,500 for trees, lawns plants or shrubs at the same location.  The only losses covered will be:  fire or lightning, explosion, riot or civil commotion, aircraft, vandalism theft and vehicle not owned or operated by you or resident of you home.  They will pay up to $300 for any one tree, plant, shrub or lawn including the cost of debris removal.

2.  Debris Removal:  The company will pay for reasonable expense for the removal of  debris of  your property caused by a covered peril.  Subject to the following:  Debris removal is included  in the amount of insurance shown for the damaged property.  The amount paid will be up to 5% of the amount of insurance shown but not more than $1,500.  If the damage to the insured property and the cost to remove debris is over the limit shown for the damaged property, an additional 5% of the damaged property will be paid, but not over $1,500 and not over $1,500 for the entire loss.

3.  Credit Card, Fund Transfer Card, Forgery or Counterfeit Money.  The company will pay up to $1,000 for the following:
- Your legal obligation to pay because of the theft or unauthorized use of credit card issued to you.  
         Unauthorized use does not include a member of your family.
- Loss resulting from theft or unauthorized use of a fund transfer card issued to you.  Unauthorized use does not
         include a member of your family.
- Loss to you caused by forgery or alteration of any check or negotiable instrument.
- Loss to you through acceptance in good faith of counterfeit US or Canadian paper currency.

4.  Outdoor Radio and Television Equipment:  The Company will pay up to $500 for loss or damage to outdoor radio, television and satellite dishes.


PERILS INSURED AGAINST
The company insures your home and other structures (Coverage A and B),  for all risks of direct physical loss.  To be covered, a loss must be accidental, and a direct physical loss to your property and must not be excluded.

The company will pay for direct physical loss to your personal property only when caused by the following types of losses:

Personal Property Limitations
A)  $200 on money, gold and silver bullion, coins and
    medals.
B)  $1,000 on securities, evidences of debt, tickets and
    stamps.
C)  $1,000 on watercraft, including their trailers, furnishings
    equipment and outboard motors.
D)  $1,000 on trailers not used with watercraft.
E)  $1,000 on gravemarkers.
F)  $1,000 for loss by theft of jewelry watches, furs,
    precious and semi-precious stones.
G)  $2,000 for loss by theft of firearms.
H)  $2,500 for loss by theft of silverware, goldware and
    pewterware.
I )  $2,500 on business property while located at your
    insured residence;  $250 on business property while
    located off residence location.
J)  $500 on recreation motor vehicles not designed or
    licensed for road use.
K)  $500 on dismounted camper bodies.
L)  $200 on detached tires not insured elsewhere.
Property Not Insured
A)  Animals, birds, insects or fish.
B)  Motor vehicles, their parts and equipment, other than recreational motor vehicles and detached tires.
C)  Camper bodies mounted on motor vehicles
D)  Aircraft, their parts and equipment.
E)  Articles separately described and specifically insured by this or other insurance.
F)  Any device, accessories or antennas designed for reproducing, receiving, transmitting or recording soud or picture, which could be connected to the electrical system of a motor vehicle, farm equipment or watercraft while in or on the motor vehicle, farm equipment or watercraft.
G)  Property of roomers, boarders and other tenants not related to you.
H)  Farm personal property commonly used in connection with or associated with a farming operation.
I )  Property in transit by a common carrier.

CONDITIONS
Vacancy, unoccupancy or abandonment -- whenever you home has been vacant, unoccupied or abandoned for a period of five consecutive months, the company will only pay ½ of  any payable loss.

Loss settlement with dwelling at 80% rebuilding cost:  As long as you maintain at least 80% of what it costs to rebuild your home, your losses will be paid at replacement cost but not more than the amount of  coverage shown on the coverage page of the policy. 

Loss settlement with dwelling at 100% of rebuilding cost:  If you decide to insure your home at 100% of  the rebuilding cost,  your home will be rebuilt as it was regardless of the amount of insurance shown on the coverage page of the policy.  The home must be rebuilt at its current location.

To arrive at the cost to rebuild your house at your location,  we survey your home and using this information we can calculate what the rebuilding cost is in this area.  This cost is published by a national appraisal firm and is accepted by the insurance company.  This estimate is included with this quote.  Please review it for accuracy.

Loss settlement, your personal property:  If you choose, your personal property can be insured for replacement cost.  Replacement Cost Coverage on your personal property will replace any damaged items because of an insured loss with similar kind and quality property.  Actual replacement cost will not be paid until the insured item is actually replaced and must be with 180 days of the time of loss.  Certain types of property, because of their nature cannot be replaced and will be paid at actual cash value.  Some but not all of these items are antiques, fine arts, paintings, statuary, collectibles and similar articles.         

If you do not chose this coverage, losses to your personal property will be paid at Actual Cash Value (ACV).  Under ACV coverage, losses to your personal property are paid at their depreciated value.

The option you choose will be shown on the cover or declaration page of your homeowners insurance.  This page also shows your amounts of coverage and deductibles.
1.  Fire or Lightning
2.  Windstorm or Hail
3.  Explosion
4.  Riot or Civil Commotion
5.  Aircraft
6.  Vehicles - this does not include loss to foundations, driveways, walks or fences caused by you or an occupant of your home.
7.  Vandalism or Malicious Mischief except if home has been vacant or unoccupied for more than 90 consecutive days prior to the loss.
8.  Smoke, meaning sudden and accidental damage from smoke.
9.  Theft. This does not include theft committed by you or if your home is vacant or unoccupied for more than 90 consecutive days prior to the loss.  Please consult the policy for additional theft conditions.

10.  Accidental discharge or overflow of water or steam from within a plumbing heating or air conditioning system of your home or from within a household appliance.
11.  Falling objects.  This does not apply to your personal property unless the falling object first causes damage to exterior of your home.
12.  Weight of ice, snow or sleet, which caused damage to your personal property.
13.  Collapse of buildings or any part of a building.
14.  Sudden and accidental damage from artificially generated electrical current to appliances.  This does not include loss to a tube, transistor or similar electronic component.
1.    Earthquake
2.    Water damage which means flood, or surface water
3.    Loss to retaining walls not part of a building when such loss is caused by landslide, water pressure or earth movement.
4.    Enforcement of any ordinance or law regulating the use, construction, repair or demolition of a building or other structure.
5.    Any property while operated in any race or contest, used for hire or used in an  unlawful activity.
6.    Nuclear reaction or radioactive contamination.
7.    War.

EXCLUSIONS
The company will not pay for loss resulting directly or indirectly from the following:
8.    Neglect by you to use all reasonable means to save or protect covered property at and after the time of loss when endangered by a peril insured against.
9.    The interruption of business.
10.   Loss caused by termites or other insects, wear and tear, corrosion, gradual deterioration; marring and scratching, rust, wet or dry rot, mechanical breakdown, mold, settling, shrinkage or expansion of pavements.
11.  Electronically stored information tapes, discs, wires or other software media created by or for you.
12.   Release, discharge, dispersal or absorbing of contaminants or pollutants.
